We offer much needed services to buyers and tenants in a process currently geared towards sellers and landlords.We know our market very well and are experienced negotiators. We will find you a property that meets your brief and will negotiate the best possible price for it (subject to level of service required).

How do you differ from estate agents?
Estate agents act on behalf of vendors and landlords and are paid by these. There is no contract between Chez-Vous and either estate agents or vendors/landlords so we have no vested interest in selling or letting a specific property.
Chez-Vous acts solely on your behalf, the buyer or tenant, and our aim is to provide you with a quality service, obtaining the right property at the right price with a minimum of stress.

How do you search for my property?
We brief all relevant estate agents with your requirements and arrange for details to be sent directly to us. We also search Internet property sites as well as the press and specific property publications. Given our close working relationships with estate agents we will often be able to view properties before they are placed on the open market.

Why should Estate Agents give you details of properties before they come on the market?
Estate agents waste a significant amount of time and money when dealing with people who are not committed to purchasing a property. We develop close working relationships with the agents that we operate with. As our clients pay our retainer fees before the search commences estate agents take us very seriously and this strengthens our negotiation power.

Should I continue to look for properties after I have instructed you?
As we thoroughly investigate the market on your behalf there is little point in you continuing to search for properties but of course you are free to do so.
On applicable full services, any property we put forward for your consideration will be subject to payment of our success fee in the event that you proceed to purchase or tenancy, regardless of whether you also obtained the details of the property through your own efforts.

What price range do you cover?
We have no minimum or maximum price bracket for property.
However, a minimum success fee may apply on some of our services. Please see individual service descriptions for details or contact us for more information.

Should I sell my property before instructing you?
That very much depends on whether you are relying on the sale of your property to fund your purchase. Having your property under offer puts you in a better bargaining position with vendors and will reduce your chances of being disappointed.

How long will you search on my behalf?
We expect to find you a suitable property quite quickly but your retainer fee covers our services for a stated time-period. Please refer to the specific service you require or contact us for more information. In the unlikely event that we have not found you a suitable property within this time-scale, we may negotiate an extension of the search time.

What happens if I decide not to purchase or rent a property after all?
Once you have instructed us we start looking for your perfect property immediately. The retainer fee is non-refundable as it covers the search costs and our time.
However, if due to unforeseen circumstances there is a temporary hold up we will to suspend our searches and resume them for the balance of the time-period.

Do you charge VAT on your fees?
We currently manage a limited portfolio of clients, ensuring high-levels of service and attention. At present this enables us to remain under the Value-Added Tax threshold and therefore our fees do not incur VAT.
